Tenants Advice

Tenants face a minefield of potential problems from unscrupulous landlords, dodgy agents and mortgage company repossessions. We aim to take an ethical approach with all of our clients. We keep our application charges as low as possible and everything is transparent with no nasty surprises. We are regulated by the National Approved Letting Scheme (NALS) and are members of the Estate Agents Ombudsman Scheme. We carry client money protection insurance and professional liability insurance.

National Approved Letting Scheme

Web address: http://www.nalscheme.co.uk/

The National Approved Letting Scheme is an accreditation scheme for lettings and management agents offering peace of mind to landlords and tenants in knowing that they are dealing with a firm which agrees to meet defined standards of customer service, together with having in place the necessary insurances to protect clients' money plus a customer complaints procedure offering independent redress.

What are the aims of the Scheme?

To provide an accreditation scheme which establishes minimum levels of service and is open to all bona fide firms and Residential Social Landlords providing lettings and management services in the private rented sector. Firms will be required to meet the criteria and standards that may from time to time be reviewed by the Board to ensure a dependable service to landlords and tenants incorporating the highest levels of consumer protection.

To monitor compliance by those accredited to the Scheme and oversee complaints handling by member firms and withdraw or suspend accreditation as a means of giving confidence to property owners and tenants dealing with a member of the Scheme.

To promote best practice in lettings and management by agents in respect of the private rented sector and, where appropriate, publish and promote information to members.

To undertake a proactive PR campaign to promote membership in order to increase the number of member firms so that the Scheme becomes self-funding as soon as possible

Tenants Horror Stories

The Guardian Newspaper recently ran a editorial about standards among letting agents and lack of professionalism. We agree!

Saving money on utilities

Web address: www.utilitywarehouse.co.uk/movingtosussex.co.uk

We have started suggesting to tenants that they look at utility switching, many will do so anyway (as is their right in law) and it causes us administrative headaches when they leave.
We therefore suggest the Consumer Association’s “Which Guide” winner for service and value for money the Utility Warehouse Discount Club (UWDC). They offer a price promise ensuring they are always cheaper than the main energy suppliers in an area (Southern Energy, British Gas etc) and have a great combined telephone and broadband package that not only saves money but has no minimum contract term* (ideal with tenanted property). They also do low cost mobile packages and the more services you take the more you can save (they claim average savings of over £400 a year for energy and telephony services).

Landlords can benefit too, it’s very easy to switch, the link www.utilitywarehouse.co.uk/movingtosussex.co.uk takes you to a website where you can pick and sign up for the services you need. Don’t take my word for it, French and Saunders were enticed to do a series of marketing videos that are mildly amusing. See http://www.uwdcvideos.co.uk/index.taf?exref=042516&v=1

We do, to be honest, get a fee for introducing people to this club (so can you – ask me how) but it’s so good I’ve signed up myself, my mum, and everybody else I know to it! You won’t find it on the price comparison websites – but as the Telegraph recently pointed out they get paid for leads from the energy suppliers and this club won’t pay them (the Telegraph joined Which in recommending UWDC).

*there are minimum contract terms for blackberries & mobiles handsets. For broadcall / broadband there is a £50 cancellation fee if cancelled within 12 months.
