Why move to Warrington?

Warrington is an historic, yet vibrant and growing town in the North West - ideally placed between Liverpool and Manchester, surrounded by a fantastic motorway network - M62, M6 and M56 which are all a few minutes drive from the town centre.

A recent Economic Prosperity Index report by the Centre for Cities independent think tank, named Warrington as the most prosperous town in the North West - the only northern location in the list of the top 10 national locations!

Transport links are excellent - the West Coast train line runs through Warrington's Bank Quay Station, connecting the town to London in under two hours by high speed Pendolino trains, and just over two hours to Scotland. Warrington's second railway station - Central Station, provides a local train service to Liverpool and Manchester and beyond, on a regular basis. Liverpool and Manchester airports are both about 20 minutes away by car.

The Town centre has recently undergone a multi million pound refurbishment, with a new addition to the shopping mall, bringing in even more high street retailers and restaurants. A new state of the art bus station has also recently been completed.

Surrounding areas offer a mix of Victorian villages, such as Stockton Heath and Lymm, with upmarket restaurants and shops, and newer, purpose built urban villages that cater for those who prefer contemporary style living.

The town has an interesting heritage, with several parks and woodlands; the town has a series of waterways, including the River Mersey, Manchester Ship Canal and the Bridgewater Canal running through it.

The town has excellent schools, colleges and a Chester University Campus.

There's a wide range of leisure facilities too - from cinemas, sports clubs, Ten Pin Bowling, Indoor Rock Climbing, Rowing, Tennis, Golf courses, Horse Riding centres etc.

For doctors on a Mersey Region contract - Warrington is an ideal place to live, and within easy reach of all potential rotations to Liverpool, Chester, Crewe, Whiston and of course Warrington itself.

Principal transport links are the M62, M56 and M6.

Warrington's two train stations (Central and Bank Quay) provide rail links connecting with Glasgow, Manchester and London(using the Pendelio trains you can be in Euston station in just two hours!)

The bus network links the local areas of Lymm, Birchwood and Great Sankey with the centre of Warrington.

Where to buy or rent


Warrington and surrounding areas offer a mix of picturesque Victorian villages, mature residential areas and contemporary 'New Town' developments.

The town is split north/south by the two main waterways running through it - the Manchester Ship Canal and the River Mersey.

The south of the Town offers some of the more established, Victorian villages of Stockton Heath, Lymm, Walton and Grappenhall with upmarket shops and restaurants, but generally more expensive properties. These areas are surrounded by newer developments such as Appleton and Grappenhall Heys - generally housing is 25 years old to recently built. These locations are minutes from the M6 and M56 motorways.

The north of the town has some of the newer developments, in addition to older more rural villages of Culcheth, Newton le Willows etc and more established residential areas of Penketh, and Great Sankey. The newer developments of Westbrook, Birchwood and the more recent Chapelford Village offer a wide selection of excellent housing in popular residential areas with all the facilities you would expect in modern developments e.g. cinemas, shops, restaurants, schools etc.

The north of the town has excellent access to the M62 and M6 motorways.

Market values


House prices vary widely depending on location and type - from a typical modern 4 bedroom detached house at £250,000 up to fantastic 4/5 bedroom individually built detached houses over £1m. One bedroom apartments in the town centre can be purchased from £95,000.

The rental market provides 1-2 bed apartments in the town centre starting at approximately £400pcm - up to larger 2/3 bed or penthouse apartment up to £1000pcm. A modern three bedroom house average rental price is £650 - £750pcm.
